How it Works

Application / Eligibility, Certification, and Payment Process:

We have assembled several highly experienced, and highly specialized network professionals Real estate agents and lenders who are experts in negotiating for concessions on behalf of military members. This team of professionals will do everything they can to secure the closing cost assistance funds for the applicant prior to closing.

Application Process:

The applicant can either apply through the AFHBAP webpage, via phone, or in person with an approved p or participating real estate agent. The AFHBAP agent will have an orientation conversation with the applicant, who will explain the full and complete details of the AFHBA program. Once that conversation has been completed, the participating agent will move your application to the next step and assign a lending team to get the pre-approval process completed. Once the pre-approval letter has been issued, the applicant will be assigned a Certified Military Relocation Professional Realtor in our network to assist you in finding your dream home.

The Realtor will negotiate the best price for your home and for concessions to be used toward your actual closing costs from the seller. The gift funds from AFHBAP will be given as a contribution toward the remainder of your actual closing costs. The mission is to get your actual closing costs down to a smaller, more manageable amount left for you to pay or down to $0, if possible.

if for any reason the transaction does not close, the funds will be returned back to the AFHBAP account to be used for other eligible veterans.

Eligibility Process:

Service Requirements

Have served 90 days active duty  (Verified by DD-214, or Retirement Point Computations data sheet). Active duty for training for basic training or Advanced individual training not counted towards the active-duty time requirements.

  • Or is a federal status injured service person having served in active-duty August 2, 1990 to April 6, 1991 or September 11, 2001 to present.
  • Or is a surviving spouse of said eligible service person who has had a discharge other than dishonorable.
  • Note: Active duty need not be consecutive; it may be cumulative. Inactive duty training, annual training and active duty for training may not count toward active duty.

Other Requirements

  • The home must be located in the state of Utah and must be purchased by the eligible service member.
  • The home must be occupied by the service member/spouse as the borrower’s primary residence within 60 days of closing.
  • Single-family residences (including “stick-built” homes, modular homes or manufactured homes, provided the home is attached to a permanent foundation and is taxed as real estate).
  • Condominiums
  • Townhomes
  • A property containing up to four units, if one of the units will be the primary residence of the service member

Certification Letter Process:

The AFHBAP participating lender takes the loan application and collects all necessary documents to verify eligibility and once forwards the eligibility paperwork and application to the AFHBAP agent for final validation and certification. The Award Certificate will be sent to the participating lender within three days of receiving the Application and supporting documents.

Payment Process.

If the homebuyer is verified to be eligible and an Award Certificate is published, the AFHBAP participating lender will receive the home Buyer’s grant award from AFHBAP within three days prior to loan closing date and credits the loan at closing.
